Selling your home – Tip no 2 – Repairs
This doesn’t mean you have to build the extension to add value but you will be very surprised at how many little jobs around the house you can do to add immediate “comfort factor” for potential buyers.
Just imagine if you are viewing a property and the window is cracked or the carpets are threadbare. Again you probably don’t need new kitchens or bathrooms in but make sure all the little odd jobs that have been nagging you, get done.
Some rooms may need a fresh lick of paint. If that’s the case, then get those rooms painted. Noting like a new fresh paint smell.
The three main parts of you home that sell your property are the kitchen, bathroom and garden, so concentrate on those. Make sure:
· All worktops are clean and sparkling
· All tiles and grout are clean
· Cooker hood is clean
· Bathroom is not cluttered
· No food smells in kitchen – Fresh flowers look great also
· Garden is tidy and cut –
· Fences are painted and well maintained
· Flooring in bathroom or kitchen is clean and in good condition
They all seem very basic concepts, but you will be very surprised at how many properties we value that seem to be missing some or even all of the above advice. Your home is on show for others to see, so it’s imperative that you present it in the best way possible.
